Green Operating Procedures

 

The implementation of our sustainable building strategies doesn’t end with our construction or capital improvement efforts. We believe we can have an even greater impact through our day-to-day operations. Our asset management affiliate which manages all of our buildings, Mascia Management, LLC is a preeminent Green/sustainable rental manager in New York City. Mascia Management focuses on integrating Green management principles utilizing technologies that provide energy savings and added health benefits to residents, while conserving the earth’s resources.

Did you know that 79% of New York City’s greenhouse gas emissions stem from energy consumed in buildings? Mascia Management is committed to decreasing the environmental impact of our company and every building we own. Here are a few examples of how we are improving the efficiency and sustainability of all of our properties:

  • The Indoor Environment/ Health. Mascia Management only utilizes cleaning products and building renovation materials that are low in Volatile Organic Compounds (VOCs) to minimize indoor air pollution sources. The use of low-VOC products creates a healthy, attractive living environment low in toxic VOCs avoiding the harmful exposure to fumes released by conventional cleaners, paints, adhesives, and other products. We are committed to improving the quality of life inside our units.
  • Energy Efficiency to Reduce our Carbon Footprint. Both Mascia Development and Mascia Management only use Energy Star Florescent or LED lighting in building common areas and inside our units. Our management team also performs energy audits on our properties which will detect and analyze potential energy efficiency solutions. Our 5 year goal is to reduce the energy consumption of our properties to 65% of their present levels and to purchase 100% of the energy we use as a company and in our properties from alternative power sources such as Solar, Wind, Hydro, etc.  
  • Online Services Prevent Waste. By providing online services to our tenants, Mascia Management is able to minimize their use of paper and the associated fossil fuels used to transport and manufacture traditionally printed materials. Together, we protect the environment and reduce waste without decreasing the quality of the service we provide to our residents.  
  • Green Upgrades. Beyond our major renovation efforts, apartments in Mascia Development buildings occasionally need upgrades due to vacancies or to keep up with market standards. When performing these upgrades, we do not merely look at ways to update the units finishes, we focus on a way to make that unit more Green. This means a unit that is more environmentally friendly as well as one that is of higher quality than the traditional rental apartment. This can include Energy Star and highly-efficient appliances, recycled or environmentally-friendly finishes, and fixtures that significantly reduce our tenants’ water use. Because of rent regulations and long-term tenancies, among other factors, we cannot do this to all of our units at once but over time we are creating the most environmentally friendly rental properties in New York City. 
  • Environmental Education and Stewardship. Green buildings and management can have multiple benefits beyond those enjoyed directly by our tenants and owners. It helps reduce the US reliance on foreign oil and, perhaps most importantly, New York City’s greenhouse gas emissions and “heat island” effect that contribute to global warming. We also focus on Resident education to show residents what they can do to help make an even greater impact.
