A commitment to building and managing Green is a key component of the improvement and redevelopment of every asset we invest in. Consumers and investors have become increasingly aware of the importance of Green building. Because of industry wide commitment to developing sustainable building technology, the added costs of most of the necessary technology are now minimal. Integrating sustainable building practices and technology into our entire portfolio will have multiple benefits for our tenants, investors, and community. Simply upgrading our buildings to today’s construction standards without sustainable technologies would not create the long-term value vital to our success. Our exit strategies require the ability to sell these assets at the greatest return possible, and staying ahead of the curve on Green buildings will allow us to do so. The longer operating life and reduced maintenance on many of these Green building systems last well into or beyond our projected holding period. This will make these assets that much more attractive to investors upon sale and increase the returns to our investors.
